New AI business coach, trained on 6.39 million transactions from 9,000 top teams, turns production data into daily coaching and strategic decisions.

FARMINGTON, Utah - March 2, 2026
The software that tracks the numbers behind $735 billion in home sales is now coaching real estate teams on what to do next.
â
Sisu, the real estate operating system used by more than 9,000 of the industryâs top-performing teams and brokerages, today announced the public launch of Sunburst, an AI business coach built directly on top of Sisuâs transaction, production, and profitability data. Sunburst lets leaders and agents ask plainâEnglish questions about their business: âWhere are we leaking the most GCI?â âWhich lead sources should I cut?â âWho needs a coaching conversation this week?â and get immediate, coachingâstyle guidance grounded in their own numbers.
â
âReal estate has a stark 90/10 problem. The top 10 percent of agents still control a disproportionate share of the results, and what they have that others do not is disciplined coaching to the numbers,â said Brian Charlesworth, founder and CEO of Sisu. âSisu became the industryâs scoreboard. Sunburst is the business coach standing next to you, giving executives a 24x7, realâtime read on that scoreboard without dragging them back into operator mode. If it is not logged in Sisu, it does not exist and now, when it does, Sunburst turns it into an executiveâlevel coaching conversation and a better decision.â
â
A new category: AI business coach for real estate operators.
Unlike generic AI chat tools, Sunburst is wired into the live data already flowing through Sisu, millions of transactions and billions in volume, from lead to commission check. That data set spans:
â
- $735 billion in closed volume
- $17.6 billion in gross commission
- More than 9,000 teams and brokerages and 104,000 users across North America
This vantage point gives Sunburst an unusually detailed view of how real estate businesses actually operate, from conversations and appointments set, to contractâtoâclose timelines, to net team income.
During early beta testing with 15 teams, Sunburst users reduced time spent building and reviewing reports by 3 hours per week and increased buyers and sellers going under contract by 21% simply by asking Sunburst the questions they previously pushed to a monthly or quarterly review and knowing what to coach and train their agents on to increase homes sold. Teams using Sunburst were 77% more likely to hold weekly oneâonâone accountability meetings backed by Sisu data instead of meetings with no data or manual spreadsheets. Â Weâve found that agents are more likely to listen to and take action on the AI coaching than their team leader coaching.
Instead of dropping yet another generic assistant into the tech stack, Sunburst pairs the most advanced large language models and prompting workflows with the same coaching frameworks and data repository that top real estate coaches have been recommending to their clients for years. Team leaders can ask Sunburst questions like:
- âWho is showing up and doing the work but not getting the results in the last 90 days and where do they need help?â
- âHow much GCI did we leave on the table last quarter from appointments that were met but never signed?â
- âWhat are my team's three biggest blind spots over the last 12 months and how can we drive more profits?â
â
Sunburst responds in conversational language, with specific metrics, sideâbyâside comparisons, and coachingâstyle next steps, often in seconds, instead of the hours it currently takes to pull spreadsheets or wait for a weekly operations meeting. Â âSisu is the data and Sunburst is the brain that tells you the story behind the data and what to do next,â said Brian Charlesworth.
New benchmarks: What the numbers say about real estate teams in a compressed market
Alongside Sunburst, Sisu is releasing new anonymized benchmarks drawn from its customer base to shed light on how teams are adapting to commission pressure, agent attrition, and a slower housing market.
Preliminary analysis across the Sisu platform shows trends such as:
â
- Margin compression: Between 2021 and 2024, median net team GCI margin declined 14 percentage points, while topâquartile teams, who tightly track expenses and lead source return on investment in Sisu, held margins nearly flat at 26%.
- The cost of not tracking activities: Teams that consistently log leading indicators (conversations, appointments set, and appointments met) in Sisu close 42% more volume per agent than teams that only track closings, even when operating in the same price bands.
- Lead source reality check: Across all teams, 100% of marketing spend produces, on average, 37% of closed volume. The bottom quartile of lead sources delivers less than 1% of net GCI after expenses, which are prime targets for cuts in 2026 budgets.
Across the Sisu platform, teams that fully adopted both activity tracking and full contract to close transaction management in Sisu in 2025 grew closed volume per agent by 47% year over year, compared to 13% growth for partial adopters. Full adopters also generated 29% more net GCI per marketing dollar spent, as they were more likely to cut underperforming lead sources identified in Sisu.
â
Sunburst is designed to put these kinds of insights directly into the hands of working operators and executives and coach them on how to take action towards a more profitable business. Rather than waiting for quarterly reviews, team owners can ask, âShow me which three lead sources I should pause this month without hurting projected GCI,â and get a ranked list with dollar impacts, risk tradeoffs, and a coachingâstyle recommendation.
â
From âdata exhaustâ to daily business coaching.
The launch of Sunburst comes as the industry faces a rare combination of headwinds: a multiâyear slump in transactions, commission rule changes, and a projected decline in overall agent count. At the same time, the largest players in the space are racing to control the full transaction, from search to financing to close, putting pressure on independent teams and brokerages to run tighter, more profitable operations.
âSisu already connects performance, process, and profitability across the whole business,â said Charlesworth. âBut most leaders only see that power in formal reports or quarterly dashboards. Sunburst changes that. It turns all the âdata exhaustâ from your business into a daily business coaching session, for executives, operators, and every agent on your team.â
â
With Sunburst, team owners and operations leaders can:
- Diagnose breakdowns in seconds, by asking where contracts are stalling, which agents are slipping on appointments met, or how long it takes on average to get from signed agreement to closing.
- Make strategic decisions with confidence, such as how adding an inside sales agent, changing splits, or adjusting price points would affect net income and perâagent productivity.
- Enforce nonânegotiables, like activity tracking, by surfacing agents whose Sisu data suddenly âgoes darkâ and quantifying the production risk if it is not corrected quickly.
â
âBefore Sunburst AI, I was buried in reports and spreadsheets trying to figure out who was actually producing and who was just busy,â said Glen Baker, Team Leader of the MorrisAgent Team in New Jersey. âDecisions were slower, accountability was inconsistent, and clarity was hard to findâ he shared. âSunburst changed that. Now I can instantly see whoâs producing, which lead sources are actually profitable, where conversions are breaking down, and exactly where coaching needs to happenâ.

Availability
Sunburst is now available to all Sisu customers as of March 2nd, 2026, with early access rolling out to select new customers. Existing Sisu users can access Sunburst directly within their Sisu dashboards; new customers can enable Sunburst during onboarding.
